Prepare Property to Rent - We will meet with you to evaluate your property condition and make recommendations on how it can best appeal to possible tenants for optimal monthly rental rates. Should you choose to use our qualified contractors or vendors, we'll even supervise the work to make sure it's done promptly and thoroughly. We will create a market rent analysis to determine your property's optimal monthly rental rate.
Vacancy Filing/Marketing - Your property will photographed for documentation purposes and those pictures will also be used on ads on numerous websites and the Southern Ca. Multiple Listings Service (SOCALMLS). A professional "For Lease" sign will be placed in front of your property. Your property will be shown to prospective tenants during hours that are convenient for the tenants. A log of all inquiries will be maintained and we will follow up on any promising leads to attract tenants.

Credit and Background Checks - Our verifications consist of: Employment, Current Landlord and Rental Status, as well as a full credit report on all applicants. Our lease contract covers a wide range of requirements and attempts to cover every potential problem, allowing us the option to evict non-compliant tenants.

Rent Collection and Expenses - Monthly rents will be promptly collected and deposited into a trust account. Owner’s draws will be disbursed each month. We'll serve "3-day Notices to Pay or Quit" between the 6th and 8th of the month if rent has not been paid by the 5th, we may coordinate with our California Licensed Attorney and oversee eviction proceedings should the tenant fail to pay.
Property Repairs and Maintenance, including 24-hour Emergency Service - We will coordinate and schedule all property repairs and maintenance, and will supervise and inspect any work being done on your property. We'll perform regular interior inspections and supervise tenant move-out inspections. We will minimize your repair and maintenance costs by using our own network of qualified independent contractors, whether for new paint, new flooring, carpet cleaning, or general property cleaning. There are no mark-ups; you simply pay what the invoice costs! If a specific vendor/independent contractor is preferred to be used, we will gladly accommodate such requests.
